These terms apply where an individual books ViewTrusts for purposes mainly outside their trade, business, craft or profession. Please read them before confirming and paying for a service.
1. Who we are
ViewTrusts is a trading name of LValdezco Ltd, a company registered in England and Wales under company number 14484421. Our registered office is The Old Council Chambers, Halford Street, Tamworth, Staffordshire, England, B79 7RB. Our operating office is Tamworth Enterprise Centre, Corporation Street, Tamworth B79 7DN.

2. When these terms apply
These terms apply to hosted property viewing and related feedback services supplied by ViewTrusts directly to a consumer home seller. They don't apply to a booking made wholly or mainly for business purposes, which is governed by our separate Business Terms.
Nothing in these terms affects rights you have under consumer law. If any term conflicts with a right that the law does not allow us to exclude or restrict, that statutory right prevails.
3. Enquiries, quotations and contract formation
Sending an enquiry or asking us to hold a date does not create a booking. After reviewing the property, location, timing, access, key arrangements and requested service, we may accept or decline the instruction.
Before payment, we will send you written confirmation of the service, appointment details, total price or method for calculating any variable charge, these terms, cancellation information and any special requirements. A contract is formed only when we confirm acceptance in writing and receive the required cleared payment.
Please check the confirmation immediately and tell us about any error. We may correct an obvious pricing or description error before accepting the booking.
4. What ViewTrusts provides
We will provide the service described in the booking confirmation with reasonable care and skill. Unless the confirmation says otherwise, a single home seller service consists of one pre-arranged hosted viewing of up to 60 minutes, preparation from your approved property brief, agreed key collection and return, and structured feedback after the appointment.
We may use a suitable ViewTrusts representative to deliver the booking. ViewTrusts remains responsible for performing the agreed service.
5. What ViewTrusts does not provide
ViewTrusts provides hosted viewing and feedback support only. We do not:
- advertise, list, market or value the property;
- source, introduce, vet or qualify prospective buyers;
- prepare or approve property particulars or legally required material information;
- provide estate-agency, surveying, conveyancing, financial, mortgage, safety or legal advice;
- receive, recommend, communicate or negotiate offers;
- agree terms, reserve the property or progress the transaction; or
- guarantee interest, an offer, a sale, a particular price or any other outcome.
If a buyer asks something outside your approved brief, we will record the question for you or your appointed professional to answer.
6. Your authority and responsibilities
By booking, you confirm that you are at least 18, own the property or have the owner's authority to instruct us, and are legally entitled to provide access for the appointment.
You are responsible for:
- advertising the property and complying with any requirements that apply to your sale;
- arranging the appointment and approving the named buyer or viewing party, either yourself or through your appointed agent or platform;
- giving us accurate, current and not misleading property information, including information a buyer reasonably needs for the viewing;
- telling us promptly if any supplied information changes;
- handling all buyer enquiries, identity or qualification checks, offers, negotiations, professional advice and transaction progression;
- obtaining any consent needed from an owner, occupier, tenant, managing agent, freeholder or other relevant person;
- making sure the property is reasonably safe, secure and ready to be viewed; and
- complying with the terms of any online agent, listing platform or other provider you use.
We may rely on the information and authority you provide. We will not knowingly repeat information that appears unsafe, unlawful or materially misleading.
7. Property brief and buyer questions
You must supply the agreed property brief and access information by the deadline in the booking confirmation. We may present factual information that you have supplied and approved, but we do not independently verify it.
You remain responsible for property particulars, descriptions, statements and other information supplied by you or on your behalf. You must not ask us to conceal a material issue, make an unsupported statement or pressure a buyer.
8. Access, keys and security
You must provide complete and workable access instructions, including keys, alarms, entry codes, parking information and emergency contacts where relevant. Do not attach the full property address to a key unless we specifically agree otherwise.
We will take reasonable care of keys and access devices while they are under our control and use them only for the agreed service. Collection and return arrangements must be stated in the booking confirmation.
Before the viewing, you should secure cash, jewellery, medicines, documents, portable valuables, keys and sensitive personal information. You must tell us about CCTV, recording equipment, pets, restricted areas and known hazards. Pets must be safely secured unless expressly agreed otherwise.
9. Viewing attendees and conduct
You or your appointed agent must give us the lead attendee's name and the agreed number of attendees before the appointment. We may ask an attendee to confirm their identity against the booking details, but this is an attendance check only and not buyer verification, qualification or anti-money-laundering screening.
We may refuse entry, restrict access to part of the property or end a viewing where:
- the attendee does not reasonably match the booking information;
- unapproved additional attendees arrive;
- behaviour is abusive, threatening, unsafe or suspicious;
- the attendee attempts unauthorised photography, recording or removal of property;
- the property or access appears unsafe; or
- continuing would be unlawful or unreasonable.
Children and dependants remain the responsibility of the adult attending with them. We cannot prevent every accident, loss or act of an attendee, and you should maintain suitable buildings and contents insurance.
10. Prices, mileage and additional charges
The standard guide price is £59 for one hosted viewing of up to 60 minutes. The exact price and all applicable charges will be confirmed before payment. LValdezco Ltd is not currently VAT registered, so VAT is not presently added.
Each booking includes up to 20 total travel miles. Mileage is measured from the initial key collection location, through the scheduled viewing location or locations, to the final key drop-off location. Mileage above 20 miles is charged at 55p per additional mile. If no key collection is required, the mileage basis will be stated before payment.
A £10 supplement applies to a single appointment beginning after 5pm. Parking, tolls, clean-air or congestion charges, agreed additional time and other location-specific costs are extra where applicable. Any variable charge and how it is calculated will be presented with the quotation before you book.
11. Payment
Full payment is required before a booking is confirmed unless we agree otherwise in writing. We will provide the available payment method with the booking confirmation. You must not send card details by email.
If an agreed additional charge arises during delivery, we will explain it and seek your agreement where reasonably possible before incurring it. This does not prevent us from taking reasonable action needed to protect people, keys or property in an emergency.
12. Your 14-day cancellation right
If the contract is made online, by email or telephone, you normally have the legal right to cancel it without giving a reason. The cancellation period starts when the contract is made and ends 14 days later.
To cancel, send a clear statement to hello@viewtrusts.com or use the model cancellation form in section 13. It is enough to send your cancellation before the period expires.
If you cancel within the legal cancellation period, we will refund payments due to you without undue delay and normally within 14 days after being informed of your decision, using the original payment method unless agreed otherwise.
Bookings taking place within 14 days
If you want us to begin the service during the 14-day cancellation period, you must make an express request. If you then cancel after work has begun but before the service is fully performed, you may have to pay a proportionate amount for the service supplied up to cancellation, provided the legal requirements have been met.
If you expressly request early performance and acknowledge that your cancellation right will be lost once the service has been fully performed, that right ends when the booked service has been completed in full.
The early-performance request and acknowledgement must be collected separately during booking. They are not assumed merely because these terms have been provided.
13. Model cancellation form
You may copy and send this form, but you do not have to use it.

14. Contractual cancellation and rescheduling after the legal period
After any applicable statutory cancellation period has ended, you may cancel or ask to reschedule by contacting us in writing:
- 48 hours or more before the appointment: you may choose a refund or one transfer to another available date;
- between 24 and 48 hours before the appointment: 50% of the booking fee is payable; or
- less than 24 hours before the appointment: the full booking fee is payable.
The full booking fee may also remain payable if the buyer does not attend, access is unavailable, keys or essential instructions are missing, the property is unsafe, or the agreed requirements are materially changed with less than 24 hours' notice. These contractual terms do not reduce any statutory cancellation or refund right that still applies.
15. If ViewTrusts cancels or changes the booking
If we cannot provide the agreed service, we will tell you as soon as reasonably possible and offer a suitable alternative or refund the amount paid for the service we cannot provide. We are not responsible for a delay caused by traffic, severe weather, emergency, access failure or another event outside our reasonable control, but we will take reasonable steps to reduce disruption and keep you informed.
If a delay would make the service materially different from what was agreed, you may reject the proposed change and receive an appropriate refund.
16. Feedback
Feedback records what a buyer says or communicates during or after the viewing. It may be incomplete, subjective or later changed. We do not independently verify buyer comments and do not guarantee that a buyer will provide feedback.
Private ViewTrusts operational notes, safeguarding information or information that we reasonably cannot disclose will not form part of the consumer report.
17. Data protection
We use personal information to assess enquiries, administer bookings, deliver the service, communicate with you and attendees, maintain security and records, and comply with legal obligations. Further details, including lawful bases, retention, sharing and individual rights, are set out in our Privacy Policy.
You must have a lawful reason to share an attendee's personal information with us and should tell them that ViewTrusts will receive their booking details for the hosted viewing.
18. Liability
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or your statutory consumer rights.
We are responsible for loss or damage that is a foreseeable result of our breach of these terms or failure to use reasonable care and skill. We are not responsible for loss or damage that was not foreseeable, was caused by inaccurate or incomplete information supplied by you or another person, or could reasonably have been avoided by you.
The service is supplied for private property-selling purposes. We are not responsible for business losses, loss of profit, loss of business, loss of opportunity or business interruption. We do not guarantee that a viewing will lead to an offer or completed sale.
19. Complaints
If something goes wrong, contact hello@viewtrusts.com promptly with your booking reference, property, appointment date and the outcome you are seeking. We will acknowledge the complaint, investigate it fairly and provide a written response.
Urgent appointment or key matters may also be reported on 07426 737535. Nothing in this section prevents you from using any statutory remedy or bringing a claim through the courts.
20. General terms
If any provision is found unlawful or unenforceable, the remaining provisions continue in effect. A delay in enforcing a right does not waive it. We may transfer our rights and obligations only where this does not reduce your rights. You may transfer your rights only with our written agreement, except where the law permits otherwise.
The contract is between you and LValdezco Ltd. No other person has a right to enforce it, except where the law provides otherwise.
21. Governing law and courts
These terms are governed by the law of England and Wales. You may bring proceedings in the courts of England and Wales. If you live in Scotland or Northern Ireland, any mandatory local rights concerning applicable law or where proceedings may be brought remain unaffected.
